Description of Clarendon House
On the waterfront with extensive views of the River Fowey, Clarendon House is an elegant, late Georgian town house with spacious accommodation on four floors, direct water access and the benefit of garaged parking only a short walk from the property. Set on the Esplanade, this freshly renovated home furnished to a high standard is now an ideal choice for families with a love of the sea, boating and the outdoors lifestyle just a 15 minute stroll to the sandy beach at Readymoney Cove.
Entered at road level, the front door opens to an entrance lobby with coat pegs and an inner door leads into the hallway with natural wood flooring. To one side, there is a library and a wide archway leading through to an attractive sitting room with comfortable seating arranged before the fireplace and excellent views of the river, sea and across to Polruan from the large bay window.
At the rear of the hallway, stairs lead down to the lower level with a spacious, well equipped kitchen/dining room and a door opening to a small lawned garden. There is a dining area with additional casual seating enjoying wonderful views of the harbour, a country-style fitted kitchen with an island unit, and a utility room with laundry facilities and cloakroom W.C.
The first floor accommodation consists of a shower room W.C. with hand basin, a bathroom W.C. with hand basin, walk-in shower and claw foot bath and two charming bedrooms. The master bedroom has a king-size bed which overlooks the river and out to sea, and the second bedroom on the landward side has a double bed. Stairs continue up to a third bedroom on the top floor with twin beds tucked under the eaves, a vanity basin and fine river views across to the wooded banks from the dormer windows.
From the rear garden, a gated flight of 20 railed steps lead down to the original boatyard with further gated access to the tidal foreshore by steel landing steps and a frape for small dinghies/tenders. Due to the proximity of the water, children and pets must be supervised at all times. It is possible to unload the car outside the property and there is secure parking for one large car in a garage approximately 250 yards away.
There is an abundance of shops, pubs and restaurants within a 5 minute walk as is the town quay where sea and river boat trips depart. There are glorious circular walks incorporating the Hall Walk, and from Readymoney Cove the coastal footpath leads out to Gribbin Head via St Catherine’s Castle. The villages of Bodinnick and Polruan can be reached by their respective ferries and the Eden Project and the Lost Gardens of Heligan are within a 30 minute drive as well as many other beaches. A local bus service operates to Charlestown and St Austell.
